for insulation and facades

A system for facade insulation that turns wall area into the full build-up

On an insulation job the price is not set by the insulation board but by the build-up. Adhesive, anchors, mesh, base coat and render together outweigh the polystyrene, and those are exactly the items counted least accurately.

A custom system for an insulation firm starts at 1,400 EUR and the first version is usually ready within a week. From wall and opening dimensions it works out the net area, insulation quantity, anchor count by height and zone, adhesive, mesh and render, plus scaffolding and transport, so the quote leaves during the site visit.

Why a facade job slips into a loss

Area is measured wall by wall by hand

On a broken-up facade with balconies and bay windows it takes a whole evening and one wall always gets forgotten.

Openings are subtracted by guesswork

A window gets subtracted whole, but the reveal gets insulated too. Sometimes that is a plus, sometimes a minus.

Anchors are counted as a flat rate

The count per square metre depends on height and on zone. A flat number is either a wasted cost or a problem.

Scaffolding gets priced too late

Three weeks of scaffolding rental is a real line item and it is often missing from the first quote entirely.

What a system like this includes

A wall by wall entry with dimensions and openings that returns the net area, reveals included. That is the only way to get a defensible number for a broken-up facade you can stand behind in front of the client.

The whole build-up at once, meaning insulation at the given thickness, adhesive, anchors by height and zone, mesh, base coat, primer and render at the chosen grain. The build-up is one line in the system and ten in the order.

Scaffolding as part of the quote, calculated from the area and the expected build time. This is the item that goes missing most often, even though its cost can be estimated precisely.

Your own material prices and labour rates with the option to rewrite the price list in bulk when a supplier raises prices. On facades prices move often and a manual rewrite means errors.

Photo records of the substrate before insulation. In a claim over damp or cracks the state of the substrate is the only argument that holds, and it has to be recorded before the work starts.

  1. Wall and opening dimensions You enter what can be measured, reveals included.
  2. Net area Openings subtracted correctly, reveals added back.
  3. Full build-up Insulation, adhesive, anchors by zone, mesh, base coat, render.
  4. Scaffolding, transport, price In the quote from the first version, not a later surprise.
From site visit to priced quote

What stands behind it

I have not yet built anything directly for an insulation firm. The closest is the system for scaffolding rental, which works from the same wall area and also handles transport. What it does not have is the facade build-up and anchoring by zone, and that is the part I need explained the way you calculate it today.

The closest finished system is the one for scaffolding rental, where a wall dimension turns into a parts list, weight, number of trips and price. A facade and its scaffolding are also worked out from the same area.

While building it I first took apart the client Excel and found 10 errors he had been sending quotes with for years. On a facade build-up the number of places to slip up is even higher.

Common questions

We also do subsidised renovations of apartment blocks. Does that fit?

Yes, the main difference is that the budget has to match the project line items. The system can lay out both the quote and the billing so they map onto the budget you are given.

Can we set our own build-ups and prices?

Yes, both the build-up and material prices are data you manage yourself, and they can be rewritten in bulk. On facades that matters more than anything else.

We rent scaffolding from someone else. Can we account for that?

Yes, scaffolding can be a line item with a purchase and a sale price. Most firms run it that way and that is exactly where the margin gets forgotten most often.

How long does it take?

The first version within a week. Most of the time goes into matching the build-ups to how you use them, because every firm has its own proven material combinations.

Still counting a facade wall by wall on paper?

Tell me how you price it today and where it most often fails to add up. The quote matches what actually gets bought, and the difference does not surface only after the job ends. The first call is free.
